House Rules

Welcome to Park Tower! We hope you will enjoy your stay with us while making Park Tower your home.

Park Tower is held to a high standard of responsiveness towards its resident population and makes great strides to create ‘a better place to live’ for all residents. The following house rules and regulation have been developed to ensure residents comfort and assist the management to maintain standards of initial and continued occupancy. These guidelines and policies have been established as an easy reference for you in your new home. Each resident should ensure that they and guests follow these rules as a condition of occupancy.

It is and always has been the responsibility of the resident to comply with all conditions and
terms of the Tenancy Agreement and House Rules. Residents are encouraged to contact the Office with any comments or concerns regarding the Tenancy Agreement or House Rules. Please note the House Rules may be amended from time to time without notice.

General Rules of Conduct
  • Rent to be paid in advance to management.
  • As a tenant at this property, it is expected that you will be respectful of all other tenants, and they will be respectful of you as a tenant.
  • The tenant is responsible for the behaviour/conduct of anyone they allow into the property.
  • Tenants may not have a guest for more than 3 nights per week.
  • Tenants may not have more than 1 guest that overnights at any time.
  • No use of laundry on the residential floors after 10pm (Ground floor laundry needs to be used after 10pm).
  • No other heaters, other than that provided, are allowed in rooms at any time.  No parties or excessive noise at any time.
  • All tenants are entitled to quiet enjoyment of their home at Park Tower.
  • Tenants involved in fighting will be evicted and the police may be called, and it may lead to termination per the Tenancy Agreement.
  • Harassment in any form will not be tolerated.
  • No swearing or profanity anywhere at any time on the property. This includes religious swearing.
  • All tenants must be respectful of other people’s property.
  • All tenants must be respectful of other tenants’ age, disability, faith or religion, gender, marriage or relationship, race, or sexual orientation. No discrimination anywhere on the property.
  • Dial 111 for a fire after evacuating – but in all other circumstances alert management to reset the alarm.
  • No bikes inside at any time. There is an allotted space for bikes. .
  • No smoking or vaping anywhere in the property and only in the allocated area outside.
  • No loud music anywhere after 10pm.
  • If found responsible for setting off the fire alarm, you will be liable for any non-emergency call out fees. The burning of incense and naked flames – i.e., candles will set off the alarm.
  • If the alarm sounds – everyone must evacuate immediately.
  • Tampering with any of the safety features of the premise will be a breach of the Tenancy Agreement.
  • Any illegal activities suspected or known to occur on the property will be reported to the police and may lead to termination per the Tenancy Agreement.
  • No changing of any locks anywhere on the property.
  • No hooks, pins, or paint on the walls.
  • Any intentional or negligent damage to the property will be paid for by the responsible tenant.
  • Extra cleaning of any space on the property and searching of camera footage to determine ownership or liability will have the associated costs passed on to the person responsible.
Bedrooms
  • No private furniture be brought onto the property without written approval from management.
  • Only the supplied mattresses, mattress protectors, beds, chairs, fridges, and other furniture are permitted in the building and rooms. Supplied mattress protectors are mandatory for hygiene reasons.
  • Rooms are to be always kept in a clean and tidy condition.
  • No cooking in rooms.
  • All fittings, furnishings and chattels must be maintained in a good, sound condition.
  • You may be liable for the repairs or replacement of any damage you cause.
  • The tenant shall not paint, deface, or make any alterations to the rooms.
  • Written permission must be received from management prior to attaching anything to the walls.
  • Use of candles and incense sticks etc are not permitted anywhere on the property – including rooms.
  • Tenants are not permitted to bring pets or animals to the property.​
  • No smoking or vaping inside rooms.
Bathrooms
  • Separate bathrooms are allocated to gents and ladies on each level. Tenants are to use bathrooms accordingly.
  • Tenants may only use the bathrooms on the level of their room.
  • Disability bathrooms are to be used by people with disabilities only.
  • Bathrooms are to be always kept clean and tidy.
  • Showers must be limited to 20 minutes to allow for more tenants to use it. This is especially applicable during morning peak times of 6am – 8am and 6pm – 9pm.
  • Toilets must be flushed after every usage.
  • No sanitary pads or other items in the toilets.
  • Toilet seats and floors need to be left clean.
Kitchens and Kitchen Facilities
  • Tenants may only use the kitchens on the level of their room – or the kitchen facilities on the ground floor. Level 1 will use the kitchen on the ground level.
  • Kitchens are to be always kept clean and tidy. If not, cleaning fees could be incurred.
  • Do not leave cooking unattended in kitchens at any time. This is a fire hazard. If there are any intentional or negligent damages caused or a call-out fee for the fire alarm being triggered, the person responsible may be liable for the costs incurred.
  • Keep all communal areas tidy e.g., wash, and take your dishes/pots etc back to your room – and leave the kitchen area ready for the next person.  Any cooking equipment, plates, or cutlery left in the kitchen may be removed by the cleaning team.
  • Ensure all stoves are turned off after use.
  • No running microwaves empty or with material that can damage them.
  • Extra cleaning of kitchens and searching of camera footage to determine ownership or liability will have associated costs passed on to the person responsible.
Communal Areas and Facilities
  • Communal areas are defined as all areas that tenants have access to that is not a bedroom or the management office.
  • Keep all communal areas tidy.
  • Clean the BBQ grill/pan and recreational area after you have used it. Extra cleaning of the BBQ may result in cleaning costs being charged to the user and the user not being given access to the BBQ area in the future.
  • No sleeping in communal areas.
  • Appropriate clothing to be worn in communal areas.
  • Personal property that is left in the communal areas is left at your own risk.
  • Personal property to be stored in your room or designated areas only, including food – i.e., food in your fridge space.
  • Property left in communal areas could be treated as lost property and disposed of after 48 hours if unclaimed.
  • Media rooms are to be booked for use through the software system provided.
  • Media rooms can be used between 6am – 11pm. Occasionally these hours could be longer with management’s permission. Extra cleaning of communal areas and
  • facilities and searching of camera footage to determine ownership or liability will have associated costs passed on to the person responsible.
Vehicles and Parking
  • The property offers no space for tenant parking.
Media rooms
  • Only tenants may make a booking.
  • Maximum booking durations:  1 – 4 hours.
  • Back-to-back bookings – only with approval from management.
  • Media rooms are to be booked for use through the software system provided.
  • Recurring bookings – only with approval from management.  A specific recurring booking or a recurring series may be cancelled by management without notice.
  • Tentative bookings – will be cancelled 24 hours before the booking.
  • Media rooms can be used between 6am – 11pm. Occasionally these hours could be longer with management’s permission. Extra cleaning of communal areas and facilities and searching of camera footage to determine ownership or liability will have associated costs passed on to the person responsible.
Drugs and Alcohol Policy
  • Moderate drinking is only permitted in ground floor communal areas between the hours of 4pm and 9pm daily.
  • Intoxication or excessive drinking is breaching other tenant’s quiet enjoyment and is not allowed. No intoxication anywhere on the property by either tenants or guests.
  • Smoking/ E-Cigarettes/Vaping are not permitted anywhere inside. Smoking, in any form, is only permitted in the designated area. Butts and ash must be disposed of in the containers provided.
  • Any illegal drugs anywhere on the property will be reported to the police and will be a breach of the Tenancy Agreement.
  • Management reserves the right to apply these rules at its sole discretion.  Management also reserves the right to change these rules at its sole discretion.
Security
  • External doors are to be always closed – they must not be propped open.
  • The fire escape is for use in the event of a fire ONLY.
  • If you want management to search the camera footage for any reason – there may be a service fee charged at management’s discretion.
  • If you get locked out of the property or your room and need to be let back in there will be a call out fee.
  • If you lose your keys/tags for the property or your room, then replacement costs will apply.
Fair Use Policy
  • Be courteous of fellow tenants, the communal items are there for everyone’s use and enjoyment i.e., at mealtimes, everyone is trying to cook, please share items and offer up space, do not hog the TV, table tennis etc.
Room Access/Inspections
  • You will get 24 hours’ notice via text/email of management requiring access to your room. Please let us know if your contact details change during your tenancy.
    Access may be required for maintenance, routine inspections, or safety checks.
CCTV Privacy Notice

Park Tower has installed a CCTV system in the property to support the safety, security and operational management for its guests, staff, visitors, property and assets.

What information is collected?
We have placed CCTV cameras up at several communal or public locations on the premises. These cameras may from time-to-time record images of you as you pass through the CCTV camera area. We consider this imagery to be your personal information, so we manage it in line with our privacy policy.

Where is the information stored?
The information is stored securely within Crocker’s computer systems. Where requested by the New Zealand Police, the relevant data may be forwarded to them in support of their investigations.

What is the information used for?
The purpose of the CCTV system is to support the safety and security of Park Tower’s guests, staff, visitors, property, and assets. The information collected may also be used when investigating complaints or incidents.

How long is the information kept?
The information is retained for no longer than necessary.

What rights do I have to access and correct the information?
If you have been recorded by our CCTV cameras you have the right to access that information and to make any corrections, so long as it relates to you personally. The length of time that information is stored will vary, so there is no guarantee that this information will still be held by Park Tower or Crockers when you ask for access. You may not access information that does not relate to you.

How can I request access to footage?
The Crockers Property Manager is the best person to contact in the first instance to request access of footage related to you. They will advise of the process forward from there.
